 The way you present your property will reflect on how fast it sells and the price it sells for. Presenting your property for photos and inspections is highly essential to a successful sale, as the saying goes “a picture paints a thousand words”. It is important to display your property as streamlined as possible in order to achieve a fast sale and to maximise the sale price.

Property Preparation Check List

Living & Family Rooms

  • Hide all TV remote controls
  • Clear clutter from shelves and coffee tables
  • Remove magazines and papers
  • Hide all electrical cables
  • Clean and dust all surfaces
  • Replace any light bulbs that are not working

Bedrooms

  • Clear items from bedside tables
  • Hide personal items
  • Make beds and straighten pillows
  • Remove kids toys and baby cots if applicable
  • Remove any loose clothes and clutter from floor
  • Clean and dust all surfaces
  • Replace any light bulbs that are not working

Bathrooms

  • Remove toothbrushes, soaps, soap bottles, shavers from vanity, shower and bath
  • Remove kids toys if applicable
  • Neatly fold and set out towels
  • Clean all mirrors and glass
  • Clean and dust all surfaces
  • Replace any light bulbs that are not working

Kitchen & Dining Rooms

  • Remove all clutter from benches
  • Hide rubbish bins
  • Remove and hide appliances such as kettles and toasters, etc.
  • Hide tea towels
  • Remove fridge magnets, paper and photos on fridge.
  • Add a decorative item to dining table such as flowers or candles
  • Hide all electrical cables
  • Clean all fixed appliances such as range hood and stove, etc.
  • Clean and dust all surfaces
  • Replace any light bulbs that are not working

Outdoors

  • Remove all rubbish
  • Mow and brush cut all lawns
  • Trim any overhanging untidy shrubs and trees
  • Remove all weeds
  • Hide garden hoses, bikes, kids toys, pet dishes and kennels, etc.
  • Rake up and remove leaves
  • Sweep up and remove grass clippings from paved areas
  • Neatly arrange outdoor table and chair setting
  • Replace any light bulbs that are not working

Day of the Photo Shoot

On the day of the photo shoot before your appointment time, do a final check over of the Property Preparation Check List and then prepare your property for the photo shoot.

Preparing for the Photo Shoot

To prepare the property for photos, turn all lights and lamps on, open all curtains so they hang straight, close all toilet lids, turn off all TV’s and computers, secure any pets so they are not visible in the shot and park cars away from the front of the property, such as down the street.

If you have small children, we recommend that you or someone supervise them whilst we conduct the photo shoot. This will assist in preventing people ending up in your final photos.
